The Associate/Senior Analyst position will support the transactional flow of the Capital Markets and Advisory Services business lines of Cohen Financial. Cohen Financial is seeking applicants with experience in commercial real estate finance. The role of this position is two-fold: 1) Be the leader of the support and execution for a high powered origination team, 2) develop the skills and expertise to move into production and origination. The individual will work with Life Company, CMBS, Bank, GSE, Finance, and opportunity funds in underwriting and evaluating commercial real estate loans, working directly with borrowers and lenders, to manage the execution process from the signing of the assignment through to the closing. It is important the person has a driven personality, passion and experience to support the needs of the production team and the needs of our commercial real estate borrower and lender clients.

Specific responsibilities include, but are not limited to:
– Read and analyze financial statements of various types.
– Create, analyze, and audit various types of cash flow models.
– Understand physical characteristics of properties, and the related competitive advantages and disadvantages.
– Investigate, analyze and communicate micro and macro-level location attributes of projects in consideration.
– Analyze and gather market information including rental and sales comparables, vacancy rates, and expense comparables through independent field work and direct contact with brokers, appraisers and developers.
– Read, analyze, understand and summarize various commercial leases and other documents and contracts.
– Assemble the above referenced information into a concise, thorough narrative description of the transaction, to be presented to lenders for consideration and approval.

– Collect, qualify, and analyze competitive quotes from various capital sources.

– Obtain bids, engage, and manage the delivery of third party reports from vendors such as appraisers, surveyors, and engineers.
– Interface with clients to obtain necessary documentation and appropriately manage the closing process with a variety of capital sources.

Required Skills/Qualifications:

DUTIES AND RESPONSIBILITIES:
1. Preparing and updating financial proformas for potential real estate loans or investments as requested

Project Manager- The National Equity Fund, Inc (NEF)

The National Equity Fund, Inc. (NEF), a leading syndicator of low-income housing tax credits, is seeking a Project Manager for our Chicago office. The primary function of this position is to manage and coordinate due diligence and underwriting process for tax credit equity investments in affordable housing opportunities.

The essential duties and responsibilities will include:
(a) upon securing a project by originations, coordinate project meeting with developer including all entities involved,

The ideal candidate will have a bachelor’s degree in business, economics, urban planning or finance. Prior experience with affordable housing loans or investment is required. Knowledge of state and local programs is a plus.  Understanding of non-profit housing and community development and commitment to working with diverse low income communities. Must have strong analytical skills and proficiency in Excel is required with ability to manipulate complex underwriting spreadsheets. • Analyzes annual operating statements for quarterly loan valuations based on pre-determined assumptions, reviews of NOI for RBC purposes, and provides notification to Production team as issues arise.
• Collects and reviews quarterly property inspections and monitors deferred maintenance, safety and vacancy issues to resolution.
• Monitors Servicer compliance for annual certifications, Fidelity bond and E&O coverage, company financials, USAP requirements, escrow balances and monthly reporting requirements related to real estate taxes, insurance and delinquency reports.
